Is there a minimum stay?
Minimum-stay requirements can vary by date and season. Enter your dates on the Availability & Rates page to see the current requirement in OwnerRez.
Can I book a one- or two-night stay?
Short stays may be available for some dates, but minimum-stay requirements vary. Enter your preferred dates on the Availability & Rates page to see what is currently bookable.
Do you offer discounts?
Any currently available pricing adjustments or discounts will be reflected in the live OwnerRez quote. We do not promise a standing discount outside the current quote and booking terms.
Can I change my dates after booking?
Date-change requests may be possible when the new dates are available. Pricing, minimum-stay requirements, fees, and other terms may change. Use the booking channel or OwnerRez instructions associated with your reservation, or contact us for help.
Can I request early check-in?
Early check-in may be requested, but it is not guaranteed. Approval depends on nearby bookings and the housekeeping schedule. Contact us close to your arrival date for confirmation.
Can I request late checkout?

What is the cancellation policy?

What is the minimum age to book?
The minimum age to book Sugar Nest is 25.
How does direct booking work?
Choose your dates and guest details on the Availability & Rates page. OwnerRez will provide the current quote and booking terms and will handle the reservation and payment process. The website does not calculate or store its own availability, rates, fees, taxes, or reservation status.
Is a rental agreement required?
The booking process may require the person making the reservation to complete the current OwnerRez rental agreement or related booking forms. Follow the instructions presented with your reservation. Those current OwnerRez requirements are authoritative.
Property, Occupancy & Sleeping Arrangements
How many guests can Sugar Nest accommodate?
Sugar Nest accommodates a maximum of 16 guests.
Does the guest maximum include children and infants?
Yes. The 16-guest maximum includes adults, children, and infants.
How large is the home?
The interior of Sugar Nest is approximately 2,268 square feet.
How many bedrooms are there?
Sugar Nest has six bedrooms.
How are the bedrooms divided between floors?
Two bedrooms are downstairs and four bedrooms are upstairs.
What is the bed configuration?
The six bedrooms contain one king bed and five queen beds. The living room also has two queen sleeper sofas. Altogether, the home has eight sleeping surfaces.
Where are the sleeper sofas?
Both queen sleeper sofas are in the living room.
Is a Pack ’n Play available?
Yes. A Pack ’n Play / travel crib is available for guest use.
Is the home or property shared with anyone else?
No. Guests have private access to the home and property. The spaces are not shared with guests from another property.
Does the property require stairs?
Yes. The front entrance requires approximately one story of stairs, the rear entrance has approximately three steps, and the two-story interior has stairs between floors.
Is the property step-free or wheelchair accessible?
The property is not advertised as step-free or wheelchair accessible. There are stairs at the entrances and inside the two-story home. Guests with mobility concerns should review the stair information carefully and contact us before booking with specific questions.
Amenities & Supplies
Are linens and bath towels provided?
Yes. Linens and towels are provided.
Are soap, shampoo, toilet paper, and other basics provided?
The listed household essentials include toilet paper, paper towels, basic soap, body soap, shampoo, conditioner, and shower gel. These supplies should be treated as guest essentials rather than an unlimited supply for every possible group size or length of stay.
Is a washer and dryer available?
Yes. The home has a washing machine and clothes dryer.
What type of coffee maker is available?
The home has a Keurig K-Duo Essentials with both single-serve K-Cup and carafe brewing capability.
Is there a grill, and what fuel does it use?
Yes. The outdoor Weber grill uses a propane tank.
Is a reserve propane tank available?
A reserve propane tank is kept for guest use. Do not assume that every tank will be completely full at every moment; contact us if a propane issue arises during your stay.
Is there a hot tub?
Yes. Sugar Nest has a covered hot tub on the rear patio / deck area.
Is the hot tub behind a safety gate?
No. The hot-tub area does not have a surrounding safety fence or locking gate. Children must be supervised carefully.
Is Wi-Fi available?
Yes. Internet service is provided through Spectrum. OwnerRez identifies the selected plan as high speed, but actual performance can vary by device, network use, service conditions, and other factors.
Is there a fireplace, and is firewood provided?
The home has a fireplace. Complimentary firewood is not currently listed as a provided amenity, so guests should not assume that firewood will be available.
Which rooms have televisions?
Roku-equipped televisions are in the Primary Bedroom, Upstairs bedroom 2, Upstairs bedroom 3, and the living room. Downstairs bedrooms 1 and 2 and Upstairs bedroom 4 do not have a television.
What family amenities are available?
Confirmed family amenities include a Pack ’n Play / travel crib, outlet covers, room-darkening shades, children’s books, toys, and board games.

Is self-check-in available?
Yes. Guests use an electronic keypad / smart lock for self-check-in.
What are check-in and checkout times?
Check-in is after 4:00 PM Eastern, and checkout is before 10:00 AM Eastern.
How many vehicles can park at the property?
Parking is available for approximately 5–8 vehicles, depending on vehicle size and how the vehicles are positioned.
Is the parking area flat?
The road beside the house and the parking area are relatively flat compared with the broader mountain approach. “Relatively flat” does not mean that the full route to the property is flat.
Does the route include steep mountain roads?
Yes. Reaching the property involves mountain roads with steep inclines, and some roads may be winding or narrow. The road beside the house and the parking area are comparatively flat.
Can I bring an oversized vehicle, trailer, or RV?
The parking area itself is not the constraint — it can accommodate an oversized vehicle, a trailer, or an RV. The drive is the constraint. Reaching the property involves tight, winding, narrow mountain roads with steep sections, and whether to bring a large vehicle up them is a judgment call that rests on the driver's comfort and experience. From November through March, four-wheel drive, all-wheel drive, or tire chains are strongly recommended on top of that. If you are unsure whether your vehicle suits the approach, contact us before booking rather than after.
Winter Travel, Resort & Shuttle
Do I need AWD, 4WD, or tire chains?
Mountain weather and road conditions can change quickly. From November through March, four-wheel drive, all-wheel drive, or tire chains are strongly recommended.
Are weather-related refunds provided?
Weather-related refunds are not provided. Review the current OwnerRez booking terms and consider travel insurance for winter road conditions and other weather-related disruptions.

How far is Sugar Mountain Resort?
Sugar Mountain Resort is approximately 2.8 miles away and typically about an 8–9 minute drive under normal conditions. Actual travel time can change with traffic, weather, road conditions, and parking.
How far is the winter shuttle stop?
The nearest referenced Village Ski Shuttle stop is approximately 0.3 miles away at Misty Woods / Grouse Moor Drive.
Is shuttle service guaranteed?
No. Shuttle service is seasonal and depends on the current Village of Sugar Mountain schedule and operating conditions. The property does not promise daily, continuous, year-round, or door-to-door service.
What is the current winter shuttle schedule?
Shuttle schedules are seasonal and can change. Review the current official Village of Sugar Mountain shuttle information before your trip.
Policies
Are parties or events allowed?
No. Parties and events are not allowed.
Is smoking allowed?
Indoor smoking is not allowed. Any permitted outdoor smoking waste must be disposed of properly and must not be left on the property.
What are the quiet hours?
Quiet hours are 10:00 PM to 7:00 AM Eastern.
Is there an exterior security camera?
One battery-operated outdoor security camera is located on the front porch. There are no interior cameras.
Can pets be left unattended?
We recommend crating pets when they are left alone in the property.
What should guests do with trash at checkout?
Guests should place trash in the bear-resistant bin near the driveway entrance.
Pets
How many pets are allowed?
Sugar Nest allows up to two pets.
Is there a pet fee?
There is no pet fee of any kind, and no additional cleaning fee for pets.
Are there pet breed or size restrictions?
There are no pet breed or size restrictions.
Is the yard fenced?
No. The yard is not fenced and should not be described as an enclosed off-leash area.
What are the pet-waste rules?
Pet owners must promptly pick up and properly dispose of all pet waste. Pet waste must not be left anywhere on the property.
Bathrooms
How many bathrooms are there?
Sugar Nest has three full bathrooms. Each has a combination tub and shower.
How are the bathrooms divided between floors?
One full bathroom is downstairs and two full bathrooms are upstairs.
Are any bathrooms ensuite?
No. All three bathrooms are separate from the bedrooms, so guests can use them without entering a bedroom.

Nearby Activities & Trip Planning
Answers here are deliberately short. The Travel Guide carries the detail and is kept current; these point into it.
How close are Banner Elk, Boone, Beech Mountain, and Blowing Rock?
Sugar Nest is on Sugar Mountain, and several High Country towns are a short drive away. Under normal conditions Banner Elk is about 15 minutes, Beech Mountain about 30 minutes, Boone about 30 to 35 minutes, and Blowing Rock about 35 minutes. Drive times are approximate and change with weather, traffic, and mountain road conditions.
Where are the nearest grocery stores?
Two large grocery stores sit at the foot of the mountain, in the Sugar Mountain and Banner Elk area, so stocking up on the way in is a single stop. Our Travel Guide article names them and covers what else is nearby, including the North Carolina rule that spirits are sold only through ABC stores.
What restaurants are nearby?
The surrounding area offers casual dining, family restaurants, coffee shops, and special-occasion options, almost all of it locally owned and within a short drive.
